Asset Classes

Our sponsor, Capital Square, acquires housing communities that satisfy the demands of a diverse base of renters in the U.S., enabling Capital Square Housing Trust to leverage a proven data-driven strategy refined by residential management and asset management expertise.

Multifamily

Multifamily real estate, consisting primarily of apartment communities, offers a compelling combination of structural demand, resilient cash flow, and operational upside, positioning it as a powerful vehicle for long-term, passive wealth
creation. These communities strongly benefit from millennials and Gen Z renters, who rent for longer periods, and empty nesters who downsize to a lifestyle with fewer responsibilities.

Multifamily is also experiencing broad, enduring demand from renters in sync with rising home prices and mortgage rates.1

Build-for-rent

Build-for-rent (BFR) housing communities are made up of detached, single or multi-unit homes purposefully built to operate as rental units. They are often referred to as “horizontal multifamily” communities. As an asset class, BFR typically has many of the same amenities found at apartment communities, such as pools, gyms and dog parks. Because BFR provides single-family detached home rentals, they can be transformative housing solutions for families who need more space than an apartment unit, but who cannot, or choose not to, buy a home.

Demand for new multifamily housing continues to exceed supply across the U.S.2 As more investors allocate to multifamily, BFR investment volume and inventory are expected to grow.3
