The REIT sponsor, Capital Square, acquires housing communities that satisfy the demands of a diverse base of renters in the United States, enabling the Capital Square Housing Trust to leverage a proven data-driven strategy already refined by residential management and asset management expertise.

Multifamily
Multifamily properties, consisting primarily of apartment communities, provide a stable and essential asset that forms the foundation of the Capital Square Housing Trust. This REIT will acquire both top-quality Class A apartments that feature the best locations and favorable renter demographics, as well as Class B apartments that offer outsized return potential through value-add improvements and improved operations from a proactive management approach. Multifamily communities have strongly benefitted from Millennials and Gen Z, who are renting for longer periods, and empty nesters who are downsizing to a lifestyle with fewer responsibilities.
Capital Square will leverage its robust existing portfolio to strategically add multifamily assets to this REIT.


Build-For-Rent (BFR)
BFR housing communities are made up of detached, single or multi-unit homes purposefully built to be operated as rental units. They can be thought of as “horizontal multifamily” communities. BFR typically has many of the same amenities that might be found at an apartment community, such as a pool, gym and dog park. Because BFR provides single-family detached home rentals, they can be transformative housing solutions for families who need more space than an apartment unit but who cannot – or choose not to – purchase a home.
Capital Square has a deep background in acquiring, managing and developing BFR communities and understands the opportunity presented by this unique property type.
